01. Listing photography
Listing photography
Twenty-five to sixty frames of the house as it actually is, shot for the MLS and for the agent's own social kit. Every set ships with a free floor plan.
Chapter 01
What a wide-angle lie costs an agent at the showing
An ultra-wide lens can make a fourteen-foot bedroom read like a ballroom online, and it works exactly once. A buyer who books a showing off that photo walks in, feels the room shrink around them, and the agent is the one standing there when the disappointment lands, not the camera.
Michael shoots at a focal length that keeps a room's real proportions, then corrects the geometry in the edit rather than reaching for a lens that bends the walls. The photo you post is the room the buyer gets. That is the whole trade agents are asking a photographer to make.

HDR bracketing and window pulls
Every interior frame is shot as a bracket, several exposures of the same angle, then blended so the ceiling fixture and the window view both hold detail in one image. A single exposure forces a choice: a bright room with a blown-out window, or a visible yard with a dark, gloomy interior.
The window pull is the part that shows in the finished set without ever announcing itself. The tree line outside stays visible, the room stays lit the way it actually felt walking through it, and nothing about the edit looks worked over.
Chapter 03
How a 25-shot set is ordered for the MLS
The set is not delivered in the order it was shot. It opens on the strongest exterior or the drone establishing shot, then moves room to room the way a buyer would actually walk the house, living space into kitchen into the primary suite, instead of jumping around by camera angle.
The last few frames are the rooms most likely to close a decision, a primary bath, a finished basement, a bonus room, because that is where a scrolling buyer's attention is still fresh enough to act on. A social media marketing kit and a schematic floor plan ship with every set at no extra charge.
