Zillow tour or Matterport, and when each earns its cost
A Zillow 3D Tour is the faster, lighter option, built into the listing on the platform where most buyers are already scrolling. It suits a standard resale house well and comes bundled from the Enhanced package up.
Matterport is the deeper capture: a dollhouse view, room-to-room measurements a buyer can pull themselves, and a walk that holds together on a larger or more unusual floor plan. It earns its place on the Premium package, on a bigger house, or on a new build where the layout itself is part of the pitch.

A schematic that still holds up when the appraiser measures the house
Every shoot ships with a free schematic floor plan as standard, no separate booking required. It is measured on site, not guessed from a listing description, because a floor plan that does not match the house on appraisal day makes the agent look careless, not the photographer.
Premium and 3D floor plans go further: labelled rooms, dimensions buyers actually use to check furniture fit, and a rendered 3D layout for a listing that wants to look built rather than sketched. All three tiers come from the same on-site measurement, so upgrading later does not mean sending anyone back out.

What a buyer does with a tour at eleven at night
Most house hunting happens after the day is done, on a couch, on a phone. A 3D tour is the one asset that works at that hour: a buyer can walk the kitchen, check the closet size, and decide whether the house is worth a showing tomorrow, all without anyone else awake in the room.
That is the real return on a tour. It does not replace the showing, it filters who bothers to book one, which is exactly what an agent's calendar needs on a listing getting a lot of clicks and not enough serious lookers.
